Acreage, corner, infill, flat, daylight….  What’s in a Name?

So you are in a conversation with someone about what kind of lot you are going to put your new house in, and they start talking to you about this amazing daylight lot they have for sale.  So being as it’s in the name, could a reasonable person assume that they have lots that don’t actually receive daylight? Finding the perfect lot for your needs isn’t always easy, but you don’t have to go it alone!  

 It’s really a question of timing

 Having read literally dozens of different blogs as research for this one, I’ve noticed that the “when to involve a builder question” comes up quite a bit, with various explanations of when that time is.  While everyone has their own opinion as to the best time is we have always thought the sooner the better! You will have a ton of questions, concerns, what if’s, why’s, and many other things to keep you up at night.  Let us help sherpa you up Mt. Being as each buyers needs are unique, the perfect order to do things in is different for everyone.  We definitely love helping people through the process though! One of the questions that comes up a lot is if people should hire an architect, and when.  It might seem a little counter intuitive, but it can be really helpful to have a builder involved through that process. We have a fantastic working relationship with a few of the different firms here in town, and would love to guide you to one that would be a good fit.  Having a builder working for you during this time helps insure that you don’t spend $6,000 to $10,000 on a plan that is $100,000 over your budget (this happens a lot more than people realize).

Which Came First the Lot or the Floor Plan?

So do you have to have a lot or a floor plan first?  Well, like everything else it depends on quite a few different variables and none of them are the same for everyone.  For some people location is the most important factor and they don’t have a huge selection of lots in that area. In these instances we have actually gotten to develop some pretty amazing solutions to existing lot issues.  One of the coolest houses we have ever built involved an VERY narrow lot, backing up to a busy street. The solution to the problem involved a very narrow, very modern looking house with a two level sunken patio in the front lawn so that the owners had a secluded area for entertaining. 

Another example of this is the current uptick in clients we have looking to build outside of town in one of the many acreage subdivisions scattered around town.  In this instance the land/lot chosen is one of the major expenses of the project, and people want something that’s just right for their needs. We love walking properties.   We can show you just how to position your patio to maximize afternoon shade, or get gently awoken by the sun shining in your bedroom every morning. Also, with the complexities of building a house outside of city limits you want a builder that is knowledgeable on things like well placement, which lots might have issues with a septic system, and a hundred other little details that could potentially turn your dream house into a nightmare.

Or maybe you are the complete opposite.  Have you been drawing out different possible layouts of your new home since pretty much forever?  Have the perfect combination of bedrooms, gorgeous exterior elevations, and an amazingly awesome flow for entertaining?  Then you just need help finding a lot! Using a builder can sometimes make finding that perfect lot a(lot) easier. Just because you don’t see it available online  doesn’t mean that we can’t find exactly what you are looking for!

In Conclusion
